논문 초록 (Abstract)
The Purpose of this study is to analyse the planning standards and model building of mixed-use development. The main methodologies are frequency analysis, correlation analysis, factor analysis and iterative seemingly unrelated regression analysis. The results are as follows; First, there was more mixed-use development in CBD than sub-CBD and suburban area. But the mixed-use development has increased more in sub-CBD and suburban area than in CBD. The unitary mixed-use development and site-planned mixed-use development were performed in CBD and single building complex in sub-CBD and suburban. Second, the single building complex was on the decline, but the mixed-use development platformed individual structure and site-planned mixed-use development were on the increasing. The single building complex was popular in Korea, but the unitary mixed-use development was popular in the other countries. Third, the scale of mixed-use development was increasing as year going. The site size was 68,522㎡ and the story 31 floor on an average. The proportion of the building area in site size was 42.9%, and the proportion of the total building area in site size was 628%. The function of business, housing, and etc. was on the decreasing, but commercial, hotel, and cultural function was on the increasing. Fourthly, there were three types of mixed-use development-cultural, housing, and commercial type of mixed-use development. The correlations among business, housing, and commercial function and among commercial, hotel, and cultural function; were high. But the correlation between housing and commercial function was low. Finally, as a result of mixed-use development model, if there was 1㎡ increase in site scale, there was 0.59㎡ increase in total development scale. The business and culture proportion was on the increase as total development scale increasing, but commercial and housing proportion was not. The goodness of fit(R-square) of mixeduse development model was from 0.86 to 0.31.
